Careful homework before anything else.
Two views of the numbers
We study the trailing 12 to 24 months of history, then model how the park would run from day one under new operations.
Know the seller
Many parks are owned by long time mom and pop operators. We take the time to learn their story.
Comps on the ground
We map the parks in the area, then go drive them in person to see what a spreadsheet cannot show.
Know the customer
We learn who actually stays at the park so we know what they need.
Beyond the P&L
We call the county, walk the park with the owner and ask how a normal Monday really works.

Jason Lafferty is a Fort Worth based RV park operator. He runs RV Park Pros, a park management company, and Lafferty Construction, which builds RV parks. He hosts the RV Park Boss podcast.
